What did the project involve?

This project involved the new build construction and CAT A fit-out of an office block on the outskirts of Ipswich. The Employer is also the managing director of an electrical contractor that we partner with on projects regularly. Phelan Construction were extremely pleased that out of all the contractors that the Employer works with, Phelan Construction were selected for this very personal project.

This building was a steel frame construction with brick cladding and a traditional pitched roof. Internally the office was fitted out to CAT A throughout with areas being completed to a CAT B finish.

What challenges did the project team face?

Following the successful completion of this first stage, Phelan were then appointed to complete the second stage, which involved the conversion of the existing office unit into residential accommodation. Phelan were required to remove asbestos found in the site survey before erecting and installing load-bearing steel elements and completing other structural alterations in order to convert the office units into spacious homes, comprising 8 houses and 10 apartments.

What stand-out features did the project boast?

All the properties were fitted out to the clients exacting standards including kitchens, bathrooms and full decoration.
